These are preferably undertaken at the site where the work is intended to take place, with the aim of developing a provisional 'brief' from which the architect and client work as a team to establish the ensuing principles that will guide the design process including basic cost guidelines. Preparation of sketch plans and preliminary visual sketches to establish the broad framework of the design concept, after which and with due client consultation will provide the background for a more detailed approach to the design documentation prior to embarking on the final working drawings, details and specifications necessary for the DA (Development Application) and tendering process. Preparation of the necessary architectural working drawings, details and specifications together with the co-ordination of the structural engineer, lighting, hydraulic and mechanical services consultants work as necessary and where applicable for submission to the clients local Council for DA (Development Application) approval processes in conjunction with arranging for competitive tenders from selected builders and/or arranging for a negotiated costing with a builder of the clients choice. Provision of contract administration services ie, the preparation of the building contract and overall administration of the construction process, including cost and quality control, constant consultation with the client and appointed builder as and when necessary, together with the design and detailing of the built in fittings and furniture to the kitchen, bathroom, laundry and wardrobes and or dressing rooms and arranging for competitive costing by specialist sub-contractors, if so requested as an extended design service. Providing an 'on call' advisory service to the client as and where so requested, in the event that they choose to administer the site work on an owner directed or an owner/builder basis. |
